Hello Michael;

I have checked into your warranty. As per the Construction Performance Guidelines under Tarion., windows have a 1 year warranty for work and materials and there is a further 2 year warranty for water penetration. Water actually leaking through at the edge of the casement.  Page 47 section 3.7 states “the homeowner must ensure operable windows are properly closed, weather-stripping and caulking is maintained and drain ports are not obstructed.

Your occupancy date puts you into your third year of ownership  and this means there is no warranty coverage. You can visit the website @ www.newhome.on.ca for any concerns regarding warranty coverage. Or call 1-800-668-0124.

Sincerely,

Subject: basement window

Hello,

I live at 13 Michelle drive  in the country club estates. I bought my home about 2 years ago and I just noticed that one basement window is coming out of its casing and can possibly let water or snow into the house. Is this covered under any warranty? Thank you for your time.

Michael
