Hi Danilo,

The letter from Pratt Homes signed by Ramona Gross is typical “kicking the can forward”.

The carpet was installed wrong way first time. Every transition should be finished with T-moulding or reducer.

If there is not moulding then carpets will always fraying. The people from Barrie Carpet & Hardwood are playing “stupid”.

They never repair the carpet the proper way and looks they don’t have any intention to fix it as should be.

Saying that vacuuming carpet made the problem with unfinished carpet installation is laughable.   

 

I’m not going to tell the tenants to pay $337.50 plus tax because it is insane. I can guarantee that you will lost the very good tenants.

The only way to deal with Pratt Homes is to call real professionals and fix the problem and send bill to Pratt Homes to reimburse your cost.

Hi Henry,
Please read the history of the damage in the carpet of the condo at Manhattan and contact the tenants with the outcome about this issue.
Notice that the guy from the carpet company said that the damage in the carpet is because the device the tenant is using to clean and that the company already fixed the carpet once.
Now that the carpet is damaged again, if the tenant wants this to be fixed again, they will need to pay for that from their own.

In response to your email sent this morning I contacted Barrie Carpet & Hardwood regarding the fraying carpet at all the transitions.
This had been repaired in Oct. 2012. At the time of the repair Barrie Carpet advise your tenant that a beater bar will pull the loops of Berber Carpet.
A standard vacuum nozzle is best for cleaning Berber carpet.
Here is the response from Barrie Carpet & Hardwood.:
We went there the 1st time and fixed it. They are using a beater bar which u can't on Berber carpet and the installer told her that the 1st time.
She is still using the dyson vacuum with a beater bar on the carpet. This time she will need to pay for the service call 337.50 plus HST because we now need carpet.
Please get approve then we will fix the carpet. This is not a warranty repair and that is why the trade has not returned.
