PURCHASER'S INSTRUCTIONAL CHECKLIST
   
THE FOLLOWING ITEMS HAVE BEEN DISCUSSED WITH THE PURCHASER
1. ______ INTERIOR / EXTERIOR DOORS - Warping in doors is to be expected, a variation up to ¼” out of plane in any direction of the door is considered normal. Exterior doors will expand and contract due to weather conditions therefore doors will swell in summer and shrink in the winter.
2. ______ DOOR KNOBS - Will loosen with use, tighten with screwdriver. If lock is difficult to operate, use WD40 in keyhole.
3. ______ SHEETROCK - Normal-settling cracks will occur, use patching compounds to repair. Repairs will not be made on flaws, which are only visible under particular lighting conditions.
4. ______ PAINT - not warranted, we do not touch up. Do not scrub latex painted interior walls. Show location of touch up paint.
5. ______ VINYL - Inspect for tears, not warranted if damaged by neglect. Great care should be taken when placing furniture. High heels can and will dent / puncture vinyl, seams will lift or curl if excessive moisture is allowed on floor.
6. ______ CARPET - Carpet seams will be visible. Carpet will expand and contract due to changing climate conditions. Carpet will fade if window coverings are not used.
7. ______ HARDWOOD FLOORING - Wood floors will respond noticeably to changes in temperature causing expansion and contraction. Great care should be taken when placing furniture, high heels and water will damage hardwood floor.
8. ______ CERAMIC TILE - Settling cracks will occur in grout joints, use caulking to repair. Water damage caused by cracked joints and stained grout not warranted.
9. ______ MARBLE TOPS - Do not use abrasive cleaners
10. ______ RANGE & VENT HOOD - Explain operation and care of hood filter.
11. ______ DIRECT VENT FIREPLACE - Explain operation of fireplace, wall switch, and flame control, pre-wire fan kit. Keep exterior vent clear of any material or objects.
12. ______ THERMOSTAT - Show location and explain operation.
13. ______ FAUCETS - Explain operation and emphasize cleaning of aerator. Show water shut-offs on sinks and toilets.
14. ______ SHOWER & TUB - Explain use of shower and tub drains. Owner responsible for caulking grout shrinkage before any water damage occurs.
15. ______ WHIRLPOOL TUB - Do not operate unless water is 2" above jets. Check G.F.I. breaker if whirlpool not operating. Do not use abrasive cleaners.
16. ______ PLUMBING - Stoppage not warranted after 90 days. If plumbing is stopped up and serviceman finds diapers, toys, etc. in line, the purchaser will be billed for call.
17. ______ ELECTRICAL OUTLETS - Show which are switch controlled.
18. ______ G.F.I. BUTTON - Demonstrate use. Outside plugs and bath plugs are GFI protected.
19. ______ LIGHT BULBS - Maximum size stamped on fixtures (bulbs are not warranted).
20. ______ SMOKE DETECTORS - Show location and explain operation.
21. ______ WATER HEATER - Show location and explain operation of pop-off valve and line. If water not hot check breaker, pilot light or gas valve. Explain auto pilot light operation by simply unplugging and plugging unit. Be sure to turn off gas and breaker when draining tank. Water tank is rental unit therefore lifetime warranty from local gas authority.
22. ______ HEATING & A/C - If not operable: check thermostat setting, breaker panel, check to make sure cover plate of furnace is securely in place.
23. ______ FURNACE FILTERS - Show location of filter, change filter as per manufacturer's directions. Do not operate without filter, will void warranty.
24. ______ CIRCUIT BREAKER PANEL - 100 amp service. Show location and explain how breakers are marked and how to reset.
25. ______ MAIN HOUSE WATER SHUT OFF - Show location and operation.
26. ______ SINK & SEWER CLEANOUTS - Show location and how to remove cap if sewer backs up.
27. ______ PORCHES - Hairline cracks are not structurally significant and cannot be controlled, not warranted.
28. ______ UTILITY SERVICES - Be sure to transfer utilities to your name upon closing to avoid services interruption.
29. ______ MAIL OR FAX service request to Head office only not to sales staff or construction staff.
I have discussed each of these items with a SPALLACCI GROUP representative and understand them.
